I own a nice 3/2 bath 1530 sf home in Natomas. I'm willing to accept an offer for what I owe plus basic closing costs - approx $322,000. This is $10,000 to $20,000 less than it's worth, but I don't want to hassle with a Realtor and a long listing period. The home is currently occupied by a renter who is moving out at the end of the month. You'll need a new loan, but I have a lender who can probably get you in with nothing, or close to nothing down. He can also deal with credit issues.
I'd also consider a lease option - you can lock in a purchase price of $333,000 for one year. $5000 down, $2000 per month, with $500 per month towards down payment. After one year, you would have an $11,000 credit towards your down payment. My lender could work with you during this year to resolve any credit issues.
